Property and Heck of Hill amenities

The grounds surrounding the improvements include a significant amount of rolling, usable land suitable for a variety or uses and additional development including horse facilities. Per Teton County Planning Department, this parcel can accommodate as many as 9,154 square feet of finished living space, which can include a new guesthouse or additions to existing structures. Subtle, meticulously maintained plant and flowerbeds surround the home. The natural grass meadows abound with mature trees and have been assiduously cleared of all deadfall where practical. Two hydrants provide external access to water from the more than adequate well. The northern tip of the property, including about an acre and a half of steep terrain, features a dense forest. A circular gravel driveway allows access to the property from two points as well as abundant parking.

The Heck of a Hill neighborhood is a loose organization of approximately 25 property owners who share in the expense of maintaining Heck of a Hill Road. Dues are $500 annually. There are no codes, covenants or restrictions beyond those imposed by Teton County Land Development Regulations.
