Teton Valley, Idaho, which is comprised of the towns of Driggs, Victor and Tetonia, and is framed by Teton Pass to the south, Grand Targhee Resort and the Teton Range to the East and Pine Creek Pass to the West, has been referred to as the “quiet side of the Tetons.”

While there is no doubt there are fewer than half as many people in Teton County, Idaho, than in Teton County, Wyoming – which is located on the eastern side of Teton Range and home to Jackson Hole and Teton Village – this historically rural, farming-based community has been raising its voice in recent years.

Significant growth in the downtown of areas of Victor and Driggs has seen commercial development, now viable because of significant residential development of the rural lands that surround them.

One of the defining characteristics of the Teton Valley, Idaho, real estate market has been the abundance of private land, which has been subdivided into many neighborhoods too numerous to list. A small handful of these neighborhoods offer
lots as small as a quarter acre, but most range in size from 2.5 acres to multiples of 10 acres. A deep supply has historically allowed buyers many options when it comes to vacant land, but premium building sites at the edges of the valley and adjacent to
public lands are now much fewer and further between, as well as valued significantly higher than a few years ago.

The demand for existing residential properties is even greater as building costs and timelines have increased significantly in recent quarters.
