Today’s Hotsheet provided a microcosm of what has definitely become a trend in the last several weeks – new listings in Teton County are slowing to a trickle while closed and pending sales are steadily increasing.
A review of Multiple Listing Service activity in the last 24 hours shows just one new listing, compared to two closings and 4 under contract listings. The under contract listings include:
• A single-family home on Simon Lane listed at $499,000.
• A 2,788-square-foot home in Melody Ranch listed at $1,075,000.
• A short sale on Crabtree Lane listed at $450,000
• Another short sale in the Aspens of a 1-bed, 1-bath, 776-square-foot condo listed at $275,000.
The closed sales were in Indian Trails and Cottonwood.
Today’s single new listing is a 3,979-square-foot, 3-bed, 5-bath home in 3 Creek Ranch listed at $1,950,000. This represents the lowest list price for a 3 Creek cabin in the history of the 5-year-old South Park neighborhood.
