Wednesday is open house day for Teton County Realtors and the first Wednesday of each month is for homes located on the West Bank of the Snake River. Today I saw four homes in Teton Village and one in Teton Pines. See the listings here.

The least-expensive property previewed was a 3-bed, 3-bath, 2,275-square-foot Moose Creek townhome (even though it is one of the two freestanding units among the more than two dozen of these built in 2001), newly listed this week at $2.2 million. Also included in the link above is the second active listing in this development, priced at $2.25 million.

The recorded sales history of these units is spotty. Teton County Multiple Listing Service reports just 8 sales since inception, with none over $2 million. However, it is my understanding these have sold for as high as $2.5 million and for less than $1 million. Also previewed were two homes in the Timbers at Granite Ridge. Built in 2008, these homes overlook Teton Village from the north. Included in the link are the three homes in this subdivision currently on the market.

The two homes listed below $3 million are identical 3-bed, 3-bath, 3,249-square-foot layouts with the third, which includes another approximately 450 square feet, loft area and half bath, listed at $4.2 million. The least-expensive home is bank-owned. Lots of interesting data gathered on these units, including short-term rental information. Across the street from Teton Village is the Granite Creek subdivision and some of the nicest homes and homesites in all of Teton County. The home open today was listed at $8.5 million, down from $9.5 million after more than 200 days on market. Definitely call for the details on the only home on the market in this prestigious neighborhood.

Finally, we toured one of the finer homes in Teton Pines. It would be very difficult to miss your tee time while living in this 5-bed, 7-bath, 7,742-square-foot home within chipping distance of the first tee.
