South Park is defined as the 11.7-square-mile area of land south of Town of Jackson to the Snake River Bridge and to the east of the Snake River, bordered on the east by public lands that can be easily accessed via Leeks Canyon, Adams Canyon, Wilson Canyon and Game Creek for hiking, biking and other recreational activities. Neighborhoods in South Park include Melody Ranch, Rafter J, Shootin’ Iron, 3 Creek Ranch, Grand Teton Meadows and South Park Ranches. Approximately 1,750 people live in this area per the 2010 Census.

Flat Creek is a tributary of the Snake River that originates in the Gros Ventre Mountain Range and traverses National Elk Refuge before flowing through the town of Jackson and through South Park before meeting the Snake River approximately one mile south of this property. The section of Flat Creek in National Elk Refuge is considered one of the finest trout fisheries in the Rocky Mountains and remains closed to anglers until August 1. However, the rest of Flat Creek, which is accessibly almost entirely via private land, can be fished year-round. The extensive Flat Creek frontage on this property includes multiple riffles, deep pools, undercut banks and prime spawning habitat.

Town of Jackson is a community of approximately 15,000 residents that offers a vibrant dining, arts and recreation scene with a Western flavor. The iconic Town Square features four elk antler arches, stagecoach rides in the summer and wooden boardwalks.

Jackson is the only incorporated city in Teton County. Additional towns and communities include: Kelly, Moran, Alta (accessed via Teton County, Idaho),Wilson, Teton Village, Hoback Junction, Hog Island, Red Top Meadows and South Park.
