Jackson Hole golf: Tee it high, time to buy

The long grasses are turning brown. The fairways and greens, having enjoyed months of ideal growing conditions, are in the best shape of the season. Frosty sunrises give way to gorgeous days with mild temperatures and gentle breezes. The summer crowds are thinning.

Quite simply, it is the best month of the year for golf in Jackson Hole. What better time to take a look at active, pending and closed listings for Teton County’s four golf courses?

Teton Pines offers the most active listings with 21 properties priced between $1.1 million and $7.65 million. Next is Jackson Hole Golf & Tennis, with 9 properties priced between $895,000 and $2.5 million, followed by 3 Creek Ranch (5 listings) and Shooting Star in Teton Village, which has 3 active listings.

Active Jackson Hole golf course listing highlights include:

  • Two properties priced above $7.5 million, including a 5-bed, 7-bath, 5,100-square-foot home on 2 acres along the 13th hole of 3 Creek Ranch; and a 4-bed, 6-bath, 7,300-square-foot home on 1.37 acres along the 18th hole at Teton Pines.
  • The only residential offerings in Shooting Star, which opened in 2009 and is the newest golf course in Teton County, are “cabins” built by the developer. The first single-family homes built on developer lots are just now being completed. The highest priced cabin is $5.2 million for a 4-bed, 5-bath, 4,062-square foot home on 0.2 acres.
  • The most common golf course offering in Jackson Hole is a “Cluster” unit in Teton Pines. These are of a uniform design and built beginning in 1987, when the Arnold Palmer-designed golf course opened for play, and 1999. Currently there are 11 offered at list prices between $1.625 million and $2.375 million.

Since January 1, there have been 22 residential golf course sales. Highlights include:

  • 13 sales in Teton Pines, the most, 8 in Golf & Tennis, and just one in Shooting Star.
  • Teton Pines recorded the highest-priced closing, when a 5-bed, 5-bath, 6,589-square-foot home listed for $5 million closed in May, as well as the least expensive when two Garden Homes (2-bed, 1-car garage townhouses near the clubhouse) closed for 750,000.
  • Cluster units also dominated the closed sales, accounting for four sales, with the bottom of the market for these dropping to $1.15 million for one of the oldest (1987), smallest (2,361 square feet) and most original (read: never remodeled) of these.
